If you’ve visited Jacksonville, chances are you have stayed in one of our guest’s properties. He has over 150 rentals under management, ranging from short to mid-term all over Jacksonville and NE Florida which is unheard of for a team of their size.
Andrew Pokrzywinski is the owner of Joseph Ellen Properties, he assists investors by managing their vacation rentals and making them an experience to remember for guests while maximizing returns for owners. Alongside his investors, Andrew and his wife Melody also own their own vacation rentals and will continue picking up properties well into 2024. This week he talks to us about what makes the Jacksonville market great for vacation rentals, one of the reasons his family moved here as opposed to Tampa and Clearwater, as well as what he expected to see the rest of this year in terms of the STR market.

Our guest is no stranger to misnomers. With a name like Sina Venus, he’s used to having people make assumptions about who he is. Particularly that he’s not a woman with an exotic name. So what better way to invite him on the show to talk to the Yield Coach about Property Theater, to finally settle all the confusion.
Sina is a bit of a pioneer around these parts. Not many folks will see a junkyard and have high hopes for turning into something worthwhile, but that’s exactly what he did and continues to do in our city. Environmental remediation has two big challenges: needing a clean Phase 1 to get a lender on board, and the big one with junkyards and landfills - compaction. But Sina explains that doing the work and not getting overwhelmed by the slow moving progress can yield great results. And it has for him and our city in a large way.
These days he’s focused on something much more commercial (sorry for the pun Ian!), taking a PUD angle on commercial and retail use in multi zoned areas to fill a much needed gap in our high residential areas, Specifically St. Johns at the moment. If you listened to last week’s episode with Shaun Mayberry you’ll understand the need.

We all have stuff. And there’s real estate investment opportunities tied to all of our stuff. Now typically that would make you think of storage - which is an asset we covered on The Yield Coach Show (S01 E27, go check it out) before. Do these properties look sexy? Our guest this week, Eric Bumgarner the Executive Vice President of Industrial Brokerage Services with Colliers NE Florida, would concede that it isn’t, but what it lacks in cosmetic allure, it makes up for in terms of a safe, reliable, and long term investment. As Eric says, it’s everywhere all the time- it’s timeless. Jacksonville is uniquely primed for these properties because of the Industrial Sanctuary zones we have in our city, which includes a lot of the 159 million sqft of warehouses we have.

Florida, and NE Florida specifically, experienced huge growth despite COVID, and has not stopped since.
Jacksonville has added 40,000 jobs a year on average for the last two years, 8,200 units are slotted for construction this year, and the city is spending $4.5 billion on projects for downtown and surrounding areas to revitalize and grow the landscape and culture of our neighborhoods.
