
One of the interesting things about being a human being is that each of us is unique, and with that, each of us has our own unique version of negative beliefs—about our lives, about our abilities, about ourselves. I've got my own version. So do you. For me, they manifest as a negative voice in my head, one I have a name for it that I'll share with you a bit later on. But for now, just know this, I'm learning that the negative beliefs can be overcome, but not easily. It takes committed hard work on physical, spiritual, and mental levels and I'm about 6 days into that 75-day journey. Why 75 days? Because that's the duration of a new program I've begun that is helping me to recognize my negative beliefs, come against them in a tangible, physical way, and use that practical step to come against them in my mind and heart. In the end, I'll be more like my Savior, Jesus Christ and in the end, I'll be more who He's created me to be. Join me for this episode to hear the details. Did you know that high performer David Goggins says he feels like s#!t most of the time? What got me thinking about these things—and the 75-day challenge I mentioned— is an experience I had recently at a mastermind group I attend. One of the advantages of a high-level mastermind like this one is that they bring in world-class people to talk about their experience and give advice. This past one featured David Goggins, former Navy SEAL and a guy often referred to as the toughest man alive. David said a few things that got me on this track of overcoming my own negative beliefs. First, he said that he's come to recognize that he has two voices inside his head at all times. He calls them the "real me" and the "created me." As a Christ-follower, I see it as the voice of my Savior and what I call my "bitch voice." You can tell from those names which is the positive voice and which is the negative one. David says that he's fighting his "created me" voice all the time. Me too. My bitch voice won't shut up. But this 75-day challenge I'm on is going to help me take it down a notch or two. Begin to notice your own personal thought patterns Listening to David Goggins describe his own inner struggle made me aware of something—if you're not aware of your own personal thought patterns you won't be able to fight the battle that matters most, the one going on inside. So take stock, pay attention the next time you start to do something that's hard for you. What are the voices you hear? What are the particular things your negative beliefs say to you? When you notice this you'll be able to identify what you need to come against, which means you'll need to go on the hunt to find truth-based resources that can help you combat those negative beliefs you hear. In this episode, I share one of my favorite resources, a YouTube channel I listen to often as I'm working out or prepping for my day. I hope you'll find it helpful as well. The most important conversation you have is the one you have with yourself The negative beliefs we have always come against our sense of self-confidence. They tell us lies about who we are and what we are capable of accomplishing. But the self-confidence we need comes from two places: (1) Knowing and believing who Jesus says we are, and (2) by keeping the promises you make to yourself. This simple shift in your thoughts could change everything. How far are you willing to go to be a person of integrity who does what you promise yourself you will do? This isn't about proving anything to anyone else. It's about proving to yourself that you will accomplish what you set your mind to accomplish. It's a matter of being the person you aspire to be, the person Christ made you to be. It's putting action behind your desires to become in reality what He's put in your heart. What gets you to the finish line is accountability and consistency Here's the hard truth I've come face to face in this 75-day challenge: The moment when you don't want to be doing something is exactly the moment when you need to be doing it. Let me say that to you again… The moment when you don't want to be doing something is exactly the moment when you need to be doing it. Practically, that means the 3 to 5 seconds between the negative belief or negative voice speaking into your mind and the moment you take action or don't take action are vital seconds. You've got to win that battle and move in the right direction. In this episode, I talk a bit about what gets you through those moments—accountability and consistency. It may sound strange to you that you need to "buy truth" but the Bible says that's exactly what we need to do. The idea is that the truth is so vital, so important to our existence and the way that we live, that if we were to find it for sale at the highest price imaginable, we should do everything we can to buy it, regardless of the price. That's how important it is to live your life according to truth. This episode of the podcast is straight from Matt's heart, thoughts he's been having as the new year has begun. Take the time to listen, to learn what it means to know what you want, grow your identity, and follow the truth in the way you live. What do you want out of your life? It's a common question in entrepreneurial circles: What do you want out of life? More times than not people talk about monetary or business goals, or maybe things like possessions or opportunities to travel. But those are not the kind of things we should be focused on when the question is asked. We should be looking deeper, to the things that make US who we are - or should we say, who we want to be? What do you want for yourself, your personality, your level of maturity? Who do you want to be in the world? God has put a calling in your heart and has equipped you with unique abilities and talents to make it happen. But you've got to get in touch with it and learn to follow that call. Action is what demonstrates the course we've chosen. It's that simple. So look at your actions and evaluate as you face the new year. When you discover it, don't shy away from it or let yourself give in to the feeling that you can't admit it. You've got to face it if you're going to become the person you want to be. Will you do the work to grow your identity? Your identity is you - the real you that fuels the way you live. Many of us live wrongly becusae we believe wrongly about ourselves. If you're going to get in touch with you God has made you to be, you need to spend time with Him, reading His word, learning what He says about you. He will guide you into two important areas: Self-awareness - The ability to know your own thoughts and feelings and to recognize where they come from and where they are taking you. You can't become all you're meant to be if you don't possess a high level of self-awareness. Closely related to self-awareness is emotional intelligence - The ability to understand how your internal motivations are driving you and how you are impacting others on an emotional level. As God shows you the state of your own being in these important areas you'll begin to discover areas where you need to grow and mature, and God will bring circumstances into your life that help you grow. It's not always fun, but it is definitely challenging and you can only learn how to stand up to your fears and insecurities when you face difficult circumstances. Everything you need is on the other side of fear We are all afraid - of something. It may be rejection, failure, who we really are, other people's opinions - you fill in the blank for yourself. The point is that fear is what stands in the way of faith. It's the one thing that nags at us and keeps us from taking the actions that will change everything in our lives. God's truth is that everything you need is on the other side of your fear. Fear is like a big wall, separating you from many of the blessings God has for you. What makes it even more amazing is that Prince was an offensive player coming out of high school and his college coach switched him to defense, thinking he'd be able to use his talents there with greater effectiveness. That coach was right. If it wasn't for that switch it could very well be that Prince wouldn't still be in the NFL. Prince had thousands of investment options, so why Real Estate? I was very curious how and why Prince chose to get into real estate investing. His first contract with the Giants was for four years and worth $8.18 million. Many players in those shoes don't invest at all, thinking they have all they will ever need - and others put their money into stocks and startup investing. Prince says that early on he did spend his time looking for the next big thing in the startup world, but a conversation with a close friend who was investing in real estate changed his direction. After one fix and flip that netted a good profit, Prince was hooked. Listen to hear Prince describe his REI philosophy at this point and why he's committed to wisely growing his dollars. This episode features a conversation I was invited to have with Sean Terry, host of the Flip2Freedom Podcast. He was curious to hear how I got started in real estate investing and was particularly interested in why I chose wholesaling. It's all about finding a property that can work for a wholesale deal and then connecting with the right buyer - and it's not as difficult as you might think. I invite you to listen. Sean and I talk about my first wholesale deal - which was a mind-blowing experience that demonstrated to me why wholesaling is one of the most lucrative and empowering opportunities that exist. We also talk about the need to invest in yourself, why you must let go of control and hire help, and more. Invest in yourself to scale your wholesale real estate business After I began doing my first wholesale deals I realized quickly that the business could only grow if I was growing personally. So I began investing in myself. I did it through reading, podcasts, coaching groups, masterminds, and more. It was important because I needed to grow my belief and grow my capacity for business and leadership. As those things grew I could begin leading a team of people to serve our greater purposes. You can and should do the same thing. If you're not growing personally you can't expect your business or your income to grow. Control freaks must learn how to train and delegate in spite of themselves Sean Terry and I both admitted that we sometimes feel like we'd rather do the work ourselves and know that it's done right, than to take the time to train someone else to do it. That's because we know what we're doing and feel like things are going along OK. But you won't be able to grow beyond your own capacity if you take that approach. You've got to learn to let go. When you put in the time to invest in your team by hiring and training people to do the things that have to be done but are not the best use of your time - you'll discover that the overall capacity of the business will increase. That means more money is coming in to enable you to hire the team and expand what you're doing. Your wholesale real estate business will create anxiety if you let it Once your wholesale business grows beyond a certain size the stress level you experience will grow up - if you let it. What I've found is that stress and anxiety only grow in the soil of control. When I believe that I've got to control everything, I'm going to stress about it. That's where my faith in God has come into play so powerfully. I know that the course my business is following and the destiny that is ahead for me is not within my control. Those are things God has in store for me and I'm trusting Him to take me there. That means when the difficulties of business crop up I have to set my mind in the right place. I need to remind myself that God is in control, not me - and release the anxiety to Him. Building a buyer's list is essential for an ongoing successful wholesale business You can find all the amazing properties in your area. You can run the numbers with excellence and know that you know that you know you've found a great deal. But no wholesale business can thrive if there are not buyers for the properties you find. I discovered early on that if I could strike up relationships with the real estate investors in my area who were always on the hunt for properties that fit their business model, I'd have no shortage of opportunities to sell the deals I find. That's why I've worked my tail off to establish a legitimate buyer's list. Now, when I find a property that is worthy of wholesaling, I just send it to my list and typically, I'll have a buyer in short order. Strengthen your resolve by investing in a mastermind group Being an entrepreneur in the real estate investing world can seem like a lonely and challenging road. Matt and Joe share their experiences of going from the "solo-preneur" mindset to joining a mastermind group of like-minded individuals who were able to sharpen their resolve to accomplish big and exciting things in their businesses. The support and encouragement that a mastermind group can give is invaluable. The key is making yourself walk in the door - ready to be vulnerable about where you are struggling and ready to share how you have overcome previous challenges in your career. Matt expresses the importance of leaving your ego at the door. The power of a mastermind group comes from its members' willingness to open up and share with one another how to best confront the challenges that inevitably confront them in the real estate world. Take the time to invest in yourself - and the future of your business - by taking the time to build relationships with others who are running the same race as you. The return on investment will be invaluable. Matt's story of endurance through adversity Coming from a family that struggled financially his entire childhood, Matt shares that he struggled with having a materialistic view of life growing up. He knew that he wanted something better for himself when he became an adult. An avid athlete throughout his education, he quickly learned how to apply the skills he gained playing sports to the real estate world. Namely, to never give up. During the recession of '08, Matt was about to get married and was facing a house foreclosure. Having been in a mortgage wholesaling business, he knew he wanted to pursue the opportunities he saw in real estate and founded a property management company. Unlike others he knew, Matt didn't take the safe and secure route when faced with the financial crisis he found himself in. He went big. Pushing forward in the God-given spirit of perseverance, Matt chose to believe in himself and the future success he saw as possible. Knowing he had to make it work helped ensure that it did work. After a couple of years working and grinding away at his new business, Matt discovered real estate wholesaling. Intrigued, Matt did his research and quickly realized that this was what he wanted to pursue and build his career out of. His perseverance led to him being able to purchase his family's dream home and provide them with a comfortable income. Part of Matt's legacy to his wife and children is the fortitude he had to trust in his dream and view challenges as opportunities to be embraced. Treat entrepreneurship as a contact sport Can each individual create his or her own luck? Matt's answer is a resounding, "Yes!" Investing is like prospecting. Actions lead to greater opportunity for luck to appear. The more consistent you are with your actions, the greater chance there is for something to happen. Just like playing a sport, you have to buckle down, put the mouthpiece in, and be ready to force your way into the crowd and play with skill, strategy, and endurance. Know why you are doing what you are doing. Know what you've signed up to do - and then dive in. Activity creates action, which creates speed. You will be in the right place at the right time if you consistently take action towards achieving your goals. Matt explains that the ability to convey and transfer energy allows leaders to lead effectively. It's not about how great you are, but it is about recognizing everyone's unique gifts - including your own. Taking the time to understand and know the people you work with - and for - will help create lasting relationships in your business. Part of building a legacy is investing in the roots and soil that you are planting yourself in. Intentional conversations will impact you personally and professionally. Seek opportunities to add value to other people's lives. Is creating a legacy a deep-seated "Why" for you? Matt shares his deep desire to leave a different legacy surrounding money for his children than his parents left for him. He wants to recreate the blueprints left to him for the next generation. Coming to terms with how he felt as a child and how he viewed money was the first step towards effective change. Being willing to change and evolve into a healthy and successful mindset towards money and investing has allowed him to create something amazing to pass onto his children. His desire to spark the flame and ignite future opportunity for his family has fueled his passion to educate his children in the language of what he loves doing. Once you decide to wholesale - there's no turning back! Wholesaling 101: an explanation You may have heard the term "wholesaling," but what exactly is it? Matt and Kyle break down the system into parts: Party A = the seller of the property Party B = the wholesaler Party C = the property buyer The challenge of the wholesaler is to make an under-market-value offer to the motivated seller of the property and then take that accepted offer and contract and sell the property to a real buyer for a profit. The contract that you and Party A sign includes an assignment clause, which allows you to give/sell your contract to another party (Party C). The profit that you earn as the wholesaler is equitable interest - the finder's fee. The key is to find professional buyers such as real estate investors or large companies that are investing in property. How Matt stumbled into wholesaling and realized it was a dream-come-true Matt shares the story of how he discovered real estate wholesaling and why he fell in love with it. It began when he found a house that needed a lot of work. Having once been advised that, "If your offer doesn't make you uncomfortable, it is probably too high," he stepped up to the door and made an extremely low offer of $16,000. The seller countered with $25,000, and Matt took it. Curious about the surrounding area, Matt did some research and found that a similar house had recently sold to an LLC cash buyer. Taking a shot at it, Matt called their agent and offered the property he had just contracted on for $52,000. The agent accepted the price on the spot. Matt realized that when working in real estate, you have to decide who you want to be. Do you want to be an investor or an agent? The roles are vastly different and require different strategies. As an investor, you have the opportunity to take control of how you make your income. Wholesaling is one of those opportunities. Action, trial & error: the wholesale real estate lifestyle Matt explains that at the end of the day, the only thing you have going for you as a wholesale real estate investor is your confidence - your charisma. No one likes to deal with a scripted salesman. In order to succeed, you need authentic energy when beginning a conversation with a potential seller or buyer. On average, Matt and his team have a successful conversation about every 25 prospects. Yes, it takes time and determination, but in what other job do you get a $30,000 check for a single deal? The rewards can be amazing, but they require work. Taking daily action to meet your goals is a must. Matt encourages listeners to begin with making a list of potential sellers and buyers within your area and cold-calling. If you do have money to invest in marketing, put it towards tools like direct mail and lead-finding tools. Do your research. Know what your potential buyers are looking for, what they have bought in the past, how much they tend to spend, etc. Spend time in money-making activities. Network with real estate agents in the area, cold-call, go door-to-door. No, you won't be successful every time, but going in with the mentality that you are learning as you go will help give you the perseverance you need to succeed. Know your "why," dive in, and burn the boats Beginning the wholesale real estate journey can be frightening. Matt pushes listeners to be fearless and embrace their "why?" Each individual will have different goals and different dreams, but know what you want. How will you structure your business to serve your lifestyle? Take into consideration the costs that you will encounter - mental costs, physical costs, and active costs. Will you manage yourself or be the manager of a team? Success in wholesaling isn't something that comes easily, but the rewards are entirely worth the grind. In this episode of The Phenom Investor, Matt shares an interview he had with Jaelin White - an experienced and successful wholesaler and entrepreneur. Matt's experience with being a wholesaler vs. being a real estate agent Matt grew in his skill as a real estate investor and wholesaler by taking the path less traveled. Inspired by the opportunity to control his own income, he took his grandfather's advice and earned his broker's license. Spending time in the different niches of real estate taught him what to look for and where and how to profit. After buying and selling a real estate management company, Matt eventually wove his way down the road to wholesaling - a job he loves and one that never provides a boring day at work. Jaelin and Matt discuss the ups and downs of wholesaling compared to the work of a real estate agent - something that Matt has experience in as well. Matt explains that one of the exciting things about wholesaling is that once your commission comes in, and you cash in - you are essentially unemployed. While there are many different factors that can steer a deal left or right, you have the opportunity to put in hard work that pays off. Being a wholesaler provides the chance of a lifetime every day you are at it, while being an agent requires one to sell a million dollars in real estate to make $30,000 per month - not every week. Both require dedication and hard work, but the pay-off is often better with wholesaling as opposed to being an agent. Plus, you get to work for yourself as a wholesaler. The only person in the way of you and the prize is yourself. Measuring success in the ever-changing environment of wholesaling Matt shares his experience as the CEO of his company and how each member is utilized in their area of expertise. With four acquisition members, Matt shares that it can be hard to measure the overall success of the company while also measuring the success of each individual. Because it is a sales environment, a lot depends on the numbers and consistent production of high-paying deals. "Data, not drama," says Matt. With the market being in constant flux, however, not all success can be measured by numbers. Sometimes, looking at the effort being made and the work put in can determine the health of the business. How many calls are being made? How many conversations are being had? Matt explains that when those two are being accomplished, appointments and contracts will come. Closing the first deal and climbing the ladder takes perseverance Jaelin and Matt discuss tactics for growing the wholesaling business and passing the different levels of salesmanship. Matt prefers old-school marketing tactics such as direct mail, buying leads, cold-calling, and utilizing SEO practices within their marketing copy. He advises to always be on the lookout for ways to compress time and generate income. "It's not the how, it's the who," Matt says. What job can be hired out? Where are you lacking in expertise? At the end of the day, it's all about the active and purposeful steps you've taken to achieve your goals. Going back to the fundamentals of real estate investing can be incredibly helpful. It's all about the contacts - who you know. If you don't have contacts, go and make them. There will always be barriers of entry for the different levels of your business. Matt encourages listeners to expect them to be there and view them simply as a challenge to overcome. There's no way to know when the tide will turn in wholesaling. Make the first move! A proactive life is one well-lived. Living in a reactive state robs you of the authority you have to take control over your actions and decisions. While God is the One who should guide you in all your decision-making, you do have the responsibility to take action. Be a go-getter and be diligent in your work. Identify what needs to be accomplished and act to meet those needs immediately. Matt explains that procrastination only leads to further anxiety. While some responsibilities are painful, leaning into the adversity and taking action will reap reward. Don't put it off - begin now. Keep your eyes straight ahead on what lies ahead Don't let obstacles stop you on the road God has set you on! Life is full of deception, and you will make wrong turns. But Matt reminds listeners that God uses trials and unexpected difficulties to strengthen His children. God will lead you.
