A commercial lease isn’t a house rental. The building’s risks — flooding, contamination, unauthorised extensions, even chancel repair liability to a nearby church — can quickly become the tenant’s problem, not the landlord’s. And once you’re signed, that’s where they stay.
In this episode, Rob walks through what commercial lease searches actually uncover, when they matter most, and why so many tenants still skip them (usually to regret it later). You’ll hear what sits in a standard search pack, when to pay for the deeper reports, and how to fold the three-week turnaround into a realistic timeline.
Straightforward, practical, and worth a listen before you sign. Check out the full show on our website & all major podcast platforms.

Losing someone is hard enough without then facing a mountain of paperwork. In this episode, wills and probate specialist Gina Stanton walks through what really happens in the weeks after a bereavement — the early tasks that ease the burden, and the small details that quietly cause the biggest problems later on.
You’ll hear why a photocopied will could land an estate in intestacy, when you actually need a grant of probate, and how to handle a vacant property before the insurer, the council, or a keen buyer starts asking questions. Honest, practical guidance from someone who does this every week. Check out the full show on our website & all major podcast platforms.

Chris built his career across Silverbeck Rhymer, Hill Dickinson, Slater and Gordon, and Simpson Millar — making director at 33 — before going in-house at a global asset manager, where one trip home needed a military convoy and a runway stop in Mauritania long enough for his wife to track the plane online.
Now he’s at Johnson & Boon, translating that experience into practical, commercially-minded legal support for North West businesses. Whether you’re raising funds, scaling up, or planning an exit, he explains why the conversations founders initially resist are usually the ones that save them the most later. Check out the full show on our website & all major podcast platforms.

Commercial lease up for renewal? This plain-English guide explains how the 1954 Act’s security of tenure means your tenancy doesn’t just end—you roll on until renewal is agreed or the landlord proves a valid ground (like redevelopment or owner-occupation). We break down Section 25 (landlord proposes terms or opposes) and Section 26 (tenant requests a new lease), how these shape timing, and what’s really up for negotiation—especially rent. We also cover interim rent during the gap (which can be higher or lower) and the fixed compensation payable on no-fault refusals, with tips to keep talks productive and avoid court.
For more information and details of the full range of services on offer, you can visit the Johnson & Boon Solicitors website.
If you would like some further help or advice, you can call our offices on 0151 637 2034 or email [email protected]
You can also follow us on LinkedIn, Facebook, Instagram & Twitter where we post the latest news, updates and useful tips. You can also listen to the show on YouTube.
