I had a hard time with this title. Why?Because the reality is that the relationship SUCKS. Realtors, real estate agents, agents, brokers blah blah blah what ever we call ourselves has trained the public and FSBOs in particular to not trust and dislike us. House salesmen. ICKLike a car salesman that no one likes we have now become that. To that level. WHY?How can we fix it?How can we work together? And can FSBOs really work and put us out of a job?Let's talk about it! Here we are at episode 20!!! Chatting all about pricing. why it's important to get the price right! (no pun intended)There are a lot of domino effects that happen when pricing is wrong. Stale listings, loss of an opportunity in seasons and buyers, assumption that there is something wrong with the property, and assumption that the seller is difficult to work with. Lets chat about it! YAY WE ARE TALKING ABOUT SELLING! Super excited to get to this point in the podcast and THANK you for coming along the journey! We are talking about getting into the right mindset of a seller and what those expectations are.Now everyone is different. This I know. BUT I feel as though buying and selling require two different kinds of mindsets. They can both be emotional but in different ways. There is a lot of money involved...going to different places. There are other factors and pieces of that puzzle that have to be put together BEFORE you can list...or at least to list effectively. Lastly, making sure there is open communication between you and your Realtor when it comes to price, and days on market. (this gets tricky...why? EMOTIONS!)First one of the selling portion...LETS DO THIS!If you have a question that you would like to have answered on future episodes please submit them to [email protected] and don't forget to screenshot and share to Instagram and tag @megpetersreAlso there is a Home Ownership Decoded Podcast Facebook Group where you can have discussions with other First Timers like you!

So I know we have talk talk talked about buying a home and the process it takes. Well I have talk talk talked and you have listened. But you finally sign you life away and now you own a house! IT'S SO EXCITING! But now what? There are a few things that I think you should keep in mind before completely moving in and making the house 100% yours. From paint colors to smashing down walls, to the life and maintenance of your appliances to the life of you yard. Guys, there is a lot.And SO often I see people trying to bite off the whole entire piece at once rather than slowly getting to know the house. (I replay the scene from Under the Tuscan Sun where she talks about this. If you are a romcom fan like me, let me know)Anyway, enjoy the episode and we will start talking about selling next week :) If you have a question that you would like to have answered on future episodes please submit them to [email protected] and don't forget to screenshot and share to Instagram and tag @megpetersreAlso there is a Home Ownership Decoded Podcast Facebook Group where you can have discussions with other First Timers like you!

Did you know there are things that a Realtor can and CANNOT say about schools?I mean let's face it, a lot of people purchase their first home with schools in mind. And who better to ask than the Realtor you know and trust? WELP...We legally CANNOT give our opinion on them. In this episode we talk about why and some of the other things that we TRULY cannot talk about with you as a client. The key is to do your research first and give YOUR search criteria to your agent. We are objective people in these scenarios and legally bound by the Fair Housing Act to stay that way. When purchasing a home it is not ALL about the purchase price! Sure everyone wants a good deal and the best bargain for TOP NOTCH quality but at the end of the day there are other ways to come out of negotiations with a win. From last week talking about closing costs and to this week how they can be negotiated into the contract to save you cash up front episodes 12 and 13 play into one another. Contracts are long and full of legal jargon so make sure you understand what you are signing and how to best leverage your position as the buyer. When you close on the house you might think that you sign a piece of paper and get the keys. Well that is not the case. There are LOTS of papers and more fees. On this episode we talk about those fees and what they mean, why you pay them, and how it all balances out. Trust me I know that it is not the most FUN episode BUT the more you know the less that things can surprise you. And from my experience, surprise expenses at the closing table is the worst place to have them. Closing should be smooth and simple and understanding those costs is a BIG STEP in the right direction.
