We want to share updates on the deal we’re just about to close, the Summerwind Apartments. This is a 120 unit apartment complex just outside of Dallas. As in every deal, there’s been ups and downs, and the purpose of this episode is to share some valuable lessons for operators and investors alike!
We were supposed to close this deal at the beginning of October, but we’re still going back and forth with the bank. So what happened?
First of all, banks are now aware there might be tumultuous market times ahead. This is why we’ve all been going double and triple checks to make sure everyone’s capital is safe.
Another aspect of this deal is arranging rules around occupancy and making sure the new tenants are meeting our parameters. We’ve been going over some of these with our seller and lender, and we learned some important things in the process.
We also want to offer a glimpse into our relationship with new tenants, the way we run our buildings, and how our deals benefit different non-profits we support. As an investment company we are financially driven, but investing with purpose also means making a positive impact in our communities!

In this episode, we are going to pull the curtain on one of our recent deals, the National Road. We want to go through what went right, what went wrong, and what we can do better next time. Hopefully, this helps you avoid some pitfalls in your investments!
We closed this deal during the pandemic, so there were some special challenges involved. Were they avoidable? You can hedge yourself enough, but at the end of the day, you can’t predict everything.
With this deal, we knew we needed a bridge loan to do it and run the contract. But it was March and the COVID hit, so all credit facilities were shut down. What to do then?
In this episode, we will tell you how we worked through to close this deal successfully. It wasn’t all rainbows and butterflies, but there were some valuable lessons there.

In this episode, we want to highlight another one of the non-profits we partner with. My guest is Justin Reeder from Love Life, a ministerial organization that aims to create a culture where people run to local churches instead of abortion centers.
Justin will share some staggering data on the number of abortions performed nationally. For him, the mission started when he realized that he couldn’t just stand by and watch people die.
Beyond the pro-life or pro-choice talk, what’s important is that every parent knows that they have an option beyond abortion.
