Facebook’s targeting features allow real estate agents to show their Ads to only their perfect prospects.
There are four primary audiences real estate agents can show their ads to Find prospects on Facebook:

In today’s video, I explain a simple strategy which will benefit real estate agents in the short term as well as the long term.
The process is pretty simple:

* Create a video recorded on your phone stating the question and explain the answer
* Upload the video to Youtube and Facebook and post it to your website

Real estate agents love letterbox drops. They are a staple in real estate marketing. In today’s video I explain why Facebook Ads are a better marketing strategy than letterbox drops.
There are four main reasons.
Facebook Ads Are More Reliable
Facebook Ads are just so much more reliable than letterbox drops. There are many factors out of your control that determine if a letterbox drop is successful.
* The Weather – If it rains when your pamphlets are delivered fewer people will receive your pamphlets because some will get wet and destroyed in the rain. Unfortunately, you have no control over this.
* The Deliverability – I have done many letterbox drops in my time, and it is well known that some contractors have dumped the pamphlets and not even deliver them
* The Demand – If you are delivering your pamphlets during a busy week your message will be diluted amongst the many other pamphlets being dropped at the same time
Facebook Ads don’t have any of these outside factors. Facebook is a very reliable platform, and your ads are delivered electronically with no room for human error.

Many real estate agents have started using real estate Facebook ad to reach new prospects in their local area.
Some are setting up and running their own Facebook campaigns, and many are having early success. But Facebook has a steep learning curve and requires a bulletproof strategy to maintain consistent great results.
Six components make up a successful real estate Facebook ads campaign for real estate agents, and I have outlined these components below:
1. Targeting
One of Facebook’s greatest strengths is the ability it gives advertisers to target their audience using the data it collects on its users. To take advantage of the power of targeting you have first to understand the exact type of prospect you are after.

Facebook is the best marketing platform on the planet. Yes, it is a big call, and I don’t say it lightly. In my career, I have tried many marketing platforms to generate leads and convert them into sales. Facebook advertising is like no other because I have never been able to generate the number of leads, in such a short amount of time and at such an affordable cost.
Below are my five reasons why I think it is the best platform for marketers to use.
1. Facebook Has 2 Billion Users
Facebook has 2 billion users making it the largest social network in existence today. The second biggest platform is YouTube with 1.5 billion users.
YouTube is also a great platform, but today Facebook is a far superior marketing platform. YouTube is getting better every day, and I think more and more marketers will take advantage of it in the future.
Currently, one of the benefits of Facebook over YouTube is it’s targeting. Facebook just knows so much more about its users and allows its advertisers to use this data to target their perfect prospects on the platform.
YouTube isn’t able to collect the same data from it’s users and so targeting is not as powerful.
2. You Can Build A Sales Funnel On Facebook
There is no other platform where you can build as sophisticated sales funnel like you can on Facebook. The Facebook pixel can track its users across mobile devices, and desktops so advertisers can send a consistent message to the users no matter what device they are on.
Through the Facebook Pixel and the Facebook mobile and desktop apps, Facebook tracks every move it’s users make on the internet. It even uses the user’s communication through its Messenger apps with their friends to collect data.
The data it collects allows advertisers to build highly target sales funnels where users can be shown the right ad at the appropriate time depending on the stage they are at in the buyer’s journey.

Facebook has rolled out it’s free Find Wifi service across the world. This service allows Facebook users to find free wifi hotspots as they travel.
It is an opt-in service for businesses. Businesses with free wifi have to register their service on the platform so users can find it when they search. Some larger companies are not registering their free wifi with Facebook because of the conditions of use.
Facebook users have to give access to their location data on their phone to use the service. There is no option to stop Facebook accessing the data when using the service. Although some businesses don’t like this, many other large companies are registering for the service and have no problem with it.
I know many people will have an issue with Facebook accessing this data, but I think we will all eventually get used to giving up our personal data for services that make our life easier. I don’t believe that this will be an issue in the future. There is a common saying that when you use a web service that is free, you are the product. What this means is the data you enter into the platform is becomes the product the business sells to advertisers.
Facebook are the masters at using this data to target ads to its users.
There is an option when you create a Facebook Ads campaign that enables an advertiser to show the ad to either “People who live in the location” or “People who are visiting the location.” I think Facebook will use the data it collects from people using the Find Free Wifi service to boost this data to make it more accurate.

When running Facebook Ads, you need to create a page on your website for a prospect to land on when they click on the ad. This page is called a landing page.
There are two ways to build a landing page:
* Create a new page on your website. For this, you will need to access to your website where you can create a new page. Creating a new page can be difficult as it almost always requires HTML programming skills, so business users often struggle as it is complicated.
* Use a Landing Page Builder. These apps allow you to build a landing page using a WYSIWYG builder. These builders enable you to create a web page with no programming skills and often use a drag and drop approach which is very easy for business users.
In todays video I outline the top 3 landing page builders and my recommendation.
There are three top contenders who are often recommended by marketers.
Lead Pages
LeadPages is the first landing page builder I used. I like it because it provides users with landing page templates which are rated by conversion rate. LeadPages know which page templates convert the best because they review all the pages used by their users and track their conversions.
This features allows marketers to spend little time on design but know they are using a highly optimised landing page for conversions.
For a long time the pages on LeadPages were very rigid when it came to editing the layout. Recently, LeadPages has added a comprehensive landing page builder giving users a lot more flexibility to change the layout of the pages.
When first released the editor was a bit clunky but I am sure they will fix this as they iterate and add more functionality.
Unbounce
Unbounce is a very popular service amoungst marketers. Unbounce has always given the end user total control over the layout and look and feel of the page they build. It is a very flexible platform.
I have not used this service much because it gave me too much flexibility. I know, it sounds silly, but let me explain. I didn’t like many of the templates Unbounce provided, so I had to customise the templates.
As I am not a designer, my designs always looked awful, so I just gave up and used LeadPages instead. The inflexibility of LeadPages actually made it a better for me as a non designer, because I had confidence I was using a highly optimised page.
As everyone has different needs, I would still encourage you to try Unbounce. There are many well known companies using it and I know it is a great platform.
I feel if you have a marketing team and need your page customised with your company branding, then unbounce is far better platform than LeadPages.
ClickFunnels
ClickFunnels is the landing page builder I currently use. There are two features I like about ClickFunnels which the other platforms don’t have:
* You can create a funnel on the platform. A funnel is a series of pages that your prospect will land on as they engage with your business. You can manage these pages together as a sequence which makes it easier to visualise and work with.
* You can copy a funnel and upload it into your client account. This is very helpful if you run an agency and you want to save time.
Other than these two features I think all three platforms are basically on par.
Conclusion
If you are a beginner, I would suggest you start with LeadPages as it is the easiest platform to use and the pages are ranked in conversion rate order. Then when you need more complex requirements and you start building funnels on Facebook, I suggest you move to <a href="https://clickfunnels.
