That offer your seller finds insulting may be the only offer capable of becoming a closed transaction.
Before rejecting it, ask what the market is actually trying to tell you.
In this episode, Tim and Julie Harris explain the difference between a true lowball offer and an aggressive offer supported by market evidence. They break down how listing agents can prepare sellers before offers arrive, how buyer agents should determine an offer price, and why both sides must communicate before emotion destroys the negotiation.
You’ll learn why active listings need an updated CMA every two to four weeks, why a buyer who submits an offer deserves respect, and why the first offer may be the seller’s best or only offer. Tim and Julie also explain how possession dates, leasebacks, closing costs, inspection terms, contingencies, earnest money, and convenience can save a transaction when the original price does not work.
The biggest lesson is simple: never let a deal die in your court. Keep asking questions, identify what matters to each party, and explore every reasonable contract term before allowing the transaction to fall apart.
