Multiple offers on homes have become common, so today we are going to talk about how you should deal with them, from a buyer’s perspective. Most well-priced homes in Charleston are getting multiple offers within the first few days of hitting the market. If you are looking to purchase a home and are told it is receiving multiple offers, you are now entering into a bidding war. The best thing you can do as a buyer is make your offer the most attractive, and there are several ways to do this. One way to do so is to get approved by your lender, through the underwriting process. This will set you apart from other buyers, and make your offer as good as cash. Another thing you can do is write a very clean offer, keeping contingencies to a minimum. The less you ask for, the more attractive the offer is to the seller. Another thing that will help is keeping your time frame as short as possible. In Charleston, you can usually close on a home in 30 days. The faster you are able to make the sale, the less time there is to screw things up. Finally, make it personal by letting the seller know why you like the house and why you and your family would be a good choice to purchase the home. If you follow these simple steps, your offer will look a lot more attractive to your sellers. Hang in there and hire an experienced agent. With this being said, we'd like to give you some tips on buying new construction. Nearly 60% of homes listed for sale in the area are actually new construction properties. Currently, Mount Pleasant has a lot of new construction for sale, but neighborhoods like Carolina Park and Oyster Point are hotbeds for newly built properties. Summerville is also seeing a lot of growth with neighborhoods like Nexton and the Ponds that are currently being developed. I expect a lot more new construction to take place in this area in the future. However, if you'd like to avoid buying a new home that probably requires HOA fees, you could buy an older home, tear it down, and build a new one. Some good places to do this would be the Old Village in Mount Pleasant, The Isle of Palms, West Ashley, and downtown Charleston. When you properly price a home in our market, you are going to get multiple offers within the first few weeks. If you overprice your home, it's going to sit there until it expires.  Inventory is a major factor in determining price on our market. Some areas have as little as 2 or 3 months, while some have 10, 20 or even 30 months of inventory. What does this mean for buyers and sellers? Well, for sellers, the market has appreciated by about 25% over the last few years so I would say congratulations to you because it looks like you can make some money if you sell your home right now.
